Listing Description Generator
Type the facts of the home, pick a tone, and get a draft for the MLS by email: a headline, a one-line tagline, a 150 to 220 word description, 5 to 8 key features and a closing line that asks for the showing.
Written by AI (Anthropic's Claude) from what you typed. It doesn't look anything up. Read every line before you use it. If you don't mention a pool, there won't be one in the copy.
How to use it
Enter the address. City and neighborhood help the copy.
Add the basics: property type, bedrooms, bathrooms, square feet, year built and price.
List what makes the home different, specifically: "kitchen redone in 2023 with quartz counters", "new roof 2024".
Pick a tone and, if your board has one, the MLS character limit.
Confirm your email, then check every fact against the listing agreement and the seller's disclosures.
How the generator writes
- Facts only. It describes the property from your input and doesn't add features, upgrades, views, school names or neighborhood claims you didn't type.
- Fair housing. It describes the property and the features of its location, never who should live there. No "perfect for young families", "ideal for empty nesters" or "walk to church". Phrases worth a second look are flagged in the result.
- No filler: no "nestled", "boasts", "dream home", "won't last", "must see" or exclamation marks.
- Your MLS rules come first. Leave contact details, links and showing instructions out of the public remarks unless your MLS allows them.
Fair housing in listing copy
The Fair Housing Act bars any advertisement for the sale of a dwelling that indicates a preference, limitation or discrimination based on race, color, religion, sex, handicap, familial status or national origin (42 U.S.C. 3604(c)). Many states and cities protect more classes. Not legal advice. Check your state rules and your broker.
Questions agents ask
Yes, by Anthropic's Claude, from what you type. Treat it as a first draft and check every fact before you publish.
It's instructed not to, and it only works from your input. Still read it line by line. You're responsible for what goes in the MLS.
Long enough to cover the facts a buyer filters on and the details photos don't show. Character limits vary by MLS, so set yours in the tool.
It's built to describe the property only and avoid language about who should live there, and it flags phrases worth a second look. You still need to review it, since local protected classes go beyond the federal list.
Only until the draft is emailed. AVEX sends your input to Anthropic to write the draft and deletes it from our system once the email goes out.
